How long after the signing of the Purchase & Sale is the closing typically?
The closing is typically scheduled 45-60 days after. 

Who's schedules a home inspection?
A buyer's agent may provide a list of home inspectors but it is the buyer's responsibility to select, schedule and pay for an inspection. A buyer may also opt out of an inspection but then forfeit's the protection from following through with the contract if otherwise unknown existing conditions would be unacceptable.  

Who schedules the appraisal?
The appraisal is typically scheduled by the lender.

What is a Title V System or Town Sewer?
A Title V system is a private septic system on the site and must have the appropriate capacity for the number of bedrooms in the home. These systems need to be maintained/emptied every few years. The system must pass a Title V inspection and be up to code when changing hands. If the home is tied into the Town Sewer homeowners pay an annual fee and do not have the maintenance of an on-site system.

How much does a new Title V system cost?
Some states and towns provide financing options or tax incentives to upgrade systems.
